Property Taxes are due quarterly on February 1, May 1, August 1, and November 1.
PLEASE DO NOT MAIL POST-DATED CHECKS. ALL CHECKS RECEIVED THROUGH OUR OFFICE MUST BE DEPOSITED WITHIN 48 HOURS.
Please be advised according to N.J.S.A. 54.4-64:"The validity of any Tax Assessment, or the time at which it shall be payable, shall not be affected by the failure of a taxpayer to receive a bill, but every taxpayer is put upon notice to ascertain from the proper official of the taxing district the amount which may be due for taxes or assessments against him or his property."
For your convenience the Borough provides you with the option to make tax payments online using our WIPP portal. This portal has recently been updated and allows you the option to register as a user and create an account where you can save your accounts, store payment methods, schedule payments and print your tax bill online.
State statute requires any taxes remaining unpaid by the 1st day of February, May or November be subject to interest at a rate of up to 8% per annum up to $1500.00 and 12% per annum over $1500.00. Each year the Mayor and Council may provide for a grace period of 10 (ten) days.
New in 2025 — Single Combined Application! The NJ Division of Taxation has made it easier for seniors and those receiving Social Security Disability in New Jersey to apply for Property Tax Relief with a new, simplified process. Their goal is to make the filing experience more straightforward and efficient. There is now a single combined application for the Senior Freeze (Property Tax Reimbursement), ANCHOR, and Stay NJ programs for residents 65 and over, or those collecting Social Security Disability Benefits. They will determine your eligibility for you and send a letter with the specific benefits for which you qualify.
Starting in February 2025, online filing and a mail-in form will be available. The deadline to file is October 31, 2025.
Eligibility requirements, including income limits, and benefits available for all property tax relief programs are subject to change by the State Budget.
The Senior Freeze Program reimburses eligible senior citizens and disabled persons for property tax fee increases on their principal residence (main home). To qualify, you must meet all the eligibility requirements for each year from the base year through the application year.
Payments are issued on a payment schedule, depending on when you apply. The earliest payment will be issued July 15, 2025.
This program offers property tax relief to New Jersey residents who own or rent property in New Jersey as their main home and meet certain income limits. This year's ANCHOR benefit is based on residency, income, and age from 2024.
Payments will start September 15 and continue on a rolling basis, with most applicants receiving payment within 90 days, unless additional information is required.
A new program, expected to launch in early 2025, offers property tax benefits to eligible homeowners aged 65 and older. It reimburses applicants for 50% of their property tax bills, up to a maximum of $13,000, with a 2024 benefit cap of $6,500. To qualify, you must have owned and lived in your home for the full 12 months of 2024 and have an income below $500,000.
Payments will be made quarterly beginning in 2026, with payments scheduled for February, May, August, and November.
The Tax Assessor, James Anzevino, is available at the Borough Hall on Wednesday evenings from 4:30 to 6:00 pm. You may reach him at
